Restrictions on Contract Terms


The terms of contract for a hotel/resort is typically a required contract term of at least ten years, but we provide a range of choices for a short term of one, three, or five years, as well as long terms of six, eight and ten years.

  • Property: To manage a property we automatically think about the Design of Property and Operations of a hotel/resort. It is a hub of a property’s operations process for reservations and sales to generate revenue.
  • Profit: We understand hotels/resorts require a lot of financial support to start up and run, and have very high fixed costs. The demand for rooms can fluctuate widely, and we know this is a tough business, but we will help properties get past the risk and make profits in an agreed timeline and manner.
  • Development Challenges: We will look at the city officials to understand the challenges in developing the hotel/resorts. Prior to risking any unique selling points, we will conduct a thorough property analysis, including: legal, zoning, structural, state/local historic, transportation, and shopping. Core hotel/resort development is dramatically more dynamic and more understanding of the above issues, but it is possible to enhance this flexibility.
